The highest selling price was $821,500, while the lowest was $180,000. The average sale price of homes in this neighborhood this month was approximately $386,625.

This may there were a total of 4 homes sold in Grymes Hill. This number is the same as the amount of homes sold in the neighborhood last May.

The highest selling price was $700,000, while the lowest was $117,000. The average price of homes sold this month in Grymes Hill is approximately $382,892.

Clove Lake

In May of last year, there were 8 homes sold in the Clove Lake neighborhood. This may, there was only 1.

Graniteville

This year, there were a total of 5 homes sold in Graniteville during the month of May. This is a 25% increase since the number of homes sold last May in this neighborhood.

This is the first update in our blog series called "Neighborhood Sales Update." We will be providing you with statistics on the homes sold in the neighborhoods around Staten Island at the beginning of every month!

In May of last year, there was 1 house sold in Castleton Corners. In May of this year, however, there were 4 houses sold. Castleton Corners is definitely an up and coming neighborhood! 

The highest price any house in the neighborhood was sold for in May was $475,000, and the lowest was $320,000. The average price any home in the neighborhood goes for is roughly $379,625.

Today in our Market Updates series, we're going to talk a little bit about the cost of buying your home, versus renting it. Our friends at KCM (KeepingCurrentMatters.com) have provided us with an excellent infograph to help illustrate the situation. 

The graph above shows the percentage of your monthly income you can expect to pay on your housing costs when renting or mortgaging your home. Historically, you could have expected to spend 22% of your monthly income on a mortgage payment, and 25% on a monthly rent payment. However, today we can see that the percentage of your monthly income that would be spent on a mortgage payment has dramatically decreased (bringing it down by 6.3% to a total of 15.3%), while that of a rent payment has dramatically…

Today in our Market Updates series, our friends at KCM (KeepingCurrentMatters.com) have provided us with a wonderful infographic about the difference only an hour can make when talking about the housing market.

 

According to the graph, about 550 homes sell, the median home values go up $1.34, and prices rise approximately .0007% every hour in the United States. This only goes to show that every hour makes a huge difference when buying or selling a home!

The MTA's 2015 toll and fare hikes are back in action and will go into effect as of today, March 22, 2015. 

The Toll and Fare Hikes

The toll to cross the Verrazano Bridge will increase from $15 to $16.

The Express Bus fare will jump from $6 to $6.50.

The Subway and Local Bus fare will change from $2.50 to $2.75, which means a single ride ticket now costs $3.

Unlimited Weekly Metro Cards will jump from $30 to $31, and Unlimited Monthly Metro Cards will spike from $112 to $116.50.

Just this past Friday, March 13th, the Staten Island Advance published another article that featured our real estate broker, and SIBOR president, Dil Gillani! 

The article gave detail about the annual agent day trade show coming up this Thursday, March 19th. This year, the show is being held at the Hilton Garden Inn in Bloomfield. The awards breakfast starts at 8:30 a.m., followed by the trade show which starts at 10 a.m., and topped off with the cocktail reception which starts at 4 p.m. The breakfast is $35, but entry to the trade show is free for all SIBOR members. This years agent day will feature over 500 realtors and more than 90 vendors!

In this past Sunday's Staten Island Advance, our very own Dil Gillani said a brief few words to SI Advance writer Tracy Porpora and contributed to their article titled Baby Boomer housing bust: Will Staten Island Market Suffer?


The article talks about how all the baby boomers that kept the housing market alive for so long are now moving into retirement - and how the following two generations are in no way prepared to keep the housing market up and running like the baby boomers did. Generation X was hit hard by the recession, and the Millennials are swamped with student loans and credit card debt.
